Gwinnett and DeKalb counties Active Listings for October 2020

The Georgia MLS statistics for the latest period, October 2020, shows a continued shortage of residential listings in East Atlanta suburbs Gwinnett and DeKalb counties.  Looking at single family detached, new listings in this area are down 13.0% to 1,982 from a year ago.  Active residential listings are 4,214, down 36.6% vs. October 2019.  With lower inventory, it is not surprising that the average sales price continues to trend upward reaching $359,691, by comparison to $310,224 for October 2019, a 15.9% increase year over year.

 

Breaking down the data by county, we see consistent trends, except in Closed Sales, which shows an increase for Gwinnett, yet a decline for DeKalb in October 2020 year over year.  Here are the highlights:

Gwinnett

  • New Listings decreased significantly -17.3% to 1,093
  • Under Contract Listings were up 17.7% to 1,176
  • Closed Sales increased 15.5% to 1,169 units
  • Active Listings declined drastically -40.7% to 2,269
  • The Average Sales Price increased by 12.0% to $336,937
  • Average Days on Market decreased -34.5% to 38

 

DeKalb

  • New Listings decreased -7.0% to 889
  • Under Contract Listings were up 10.2% to 748
  • Closed Sales decreased -12.0% to 668 units
  • Active Listings declined drastically -40.7% to 2,269
  • The Average Sales Price increased heftily by 23.7% to $399,511
  • Average Days on Market decreased -21.4% to 44

 

Fortunately, builders have been increasing new homes construction in metro Atlanta suburbs.
